Covered Perils (Incidents Causing a Loss)

A typical homeowner policy (sometimes known as HO3) generally covers costs of losses from incidents (perils) like:

  • Theft
  • Freezing of plumbing, heating, air conditioning, other household systems

Types of Coverage

Homeowners policies include several types of coverage with adjustable coverage limits and deductibles.

  • Property/Dwelling Coverage helps to repair or rebuild your home if damaged by a covered peril. Dwelling coverage amount should be enough to cover the estimated cost to replace or rebuild your property.
  • Other Structures Coverage helps to repair or rebuild detached structures on your property damaged by a covered peril like a shed, garage, or fence.
  • Loss of Use Coverage helps pay additional living expenses if you home is temporary unlivable while being restored. Typically, subject to coverage limits.
  • Personal Liability Coverage helps to protect against a claim and related costs if a legal suit is made against you or a member of your household for bodily injury, property damage to others.
  • Personal Property Coverage helps to replace personal items in your home if damaged by a covered peril (e.g., furniture, clothes, firearms, electronics). Special limits of liability may apply to certain items.

Limits and Deductibles

Coverage limits are the amount of homeowners insurance coverage you purchase. It starts with your dwelling coverage; other coverages in your policy are usually calculated as a percentage of your dwelling coverage limit.

Home insurance deductibles are the amount of a covered claim you are required to pay before the insurance begins to cover costs. When determining deductible amounts, consider how much you can afford to pay if an incident occurs.

  • Contents Replacement Cost
    Coverage helps cover personal property losses based on replacement cost at the time of loss, with no deduction for depreciation. Subject to applicable policy limits and deductibles. Special limits apply to certain items (e.g., jewelry and watches).
  • Personal Articles Floater
     A separate valuable items policy that is available if you need coverage or higher amounts of coverage for specific valuable items.
  • Additional Replacement Cost Protection Coverage
    Helps provide an additional amount of coverage to help repair or rebuild your home if the dwelling coverage on your home is not enough to cover the cost to repair or rebuild after a covered loss.
  • Identity Fraud
    Can provide coverage up to a specified limit to cover costs to restore your identity if fraudulently use.
  • Green Home Coverage
    Additional protection that can help cover the costs to repair, replace or rebuild with green materials, after a covered loss happens.
  • Home Systems Protection
    Additional coverage on mechanical equipment and technology due to the increased risk of inconvenient and costly breakdowns. Includes things like AC units, computers, pool/spa pumps, and more. Coverage applies to the cost to repair or replace the equipment and any other property damaged by the equipment breakdown.
  • Home-Sharing Coverage
    Provides limited coverage for furnishings, theft, liability, medical expenses, and much more when you rent your home or a portion of your home.

Home Insurance FAQs

Homeowners policies provide either replacement cost coverage or actual cash value coverage. To be fully protected, make sure your policy has replacement cost coverage.

  • Replacement cost coverage pays to repair or replace your house and personal property at current prices. For example, say you bought a new roof 10 years ago and the current price for a new roof is $10,000. If you have to replace your entire roof after a storm, a replacement cost policy would pay for a new roof at today’s prices. If you have a $2,000 deductible, your company would pay $8,000.
  • Actual cash value coverage pays replacement cost minus depreciation. Depreciation is a decrease in value because of wear and age. In the same example of the 10-year-old roof, the actual cash value might be $7,000. After your $2,000 deductible, your company would pay $5,000. You’d have to pay the rest of the cost of the new roof yourself. This means your total out-of-pocket costs for an actual cash value policy would be $5,000, compared with $2,000 for a replacement cost policy.
